Alta Gateway Complex Wins Development of the Year in Salt Lake City

SALT LAKE CITY, April 4, 2018 /PRNewswire/ -- Wood Partners, a leader in real estate development and construction, announced their downtown development, Alta Gateway Station, has been named "Development of the Year" by the Utah Apartment Association.

The Utah Apartment Association hires a secret shopper to shop all of the nominated properties. Properties are judged on the development design, comfort through features and amenities, how the development adds to the neighborhood and if it complements the surrounding areas well. The Utah Apartment Association also judged staff knowledge, customer service and the cleanliness and maintenance of the building. This is the first award for Wood Partners from the association.

“I grew up in Utah and am a graduate of the University of Utah. I have pursued development opportunities in the Salt Lake City market for almost 25 years and seen the tremendous growth and change,” said Director for Wood Partners Tim McEntee. “I am ecstatic that our first project in Utah is being recognized for our thoughtful design and best-in-class service that Wood Partners is known for.”

Alta Gateway Station is a transit-oriented community located next to The Gateway mall, which is in process of an extensive $100 million renovation. The Gateway features entertainment attractions like The Depot concert venue, Wiseguys Comedy Club, Megaplex Theatres and the Clark Planetarium. A new Dave and Buster’s restaurant and arcade, the first in Utah, is slated to open in May. The Gateway mall is the largest, open-air retail complex in Salt Lake City, and is quickly becoming one of the premier dining and entertainment spots for local residents, featuring local food trucks and events like the thriving Urban Flea Market. Alta Gateway Station is in an ideal location for young professionals to take advantage of the vibrant offerings in downtown SLC while having immediate access to multiple modes of transit including TRAX and FrontRunner.

“We’re thrilled that Alta Gateway Station has been recognized by the Utah Apartment Association,” said Clay Iman, director for Wood Partners, who managed the development from its early stages. “Our goal was to develop a project that delivered top-tier amenities while creating a sense of community, and our terrific on-site management team has really brought that vision to life.”

The 277-unit community, managed by Wood Residential Services, features studios, one-, two- and three-bedroom floorplans. Alta Gateway Station also features a rooftop deck with entertainment kitchen, pool and hot tub, cyber café, game room, wine storage, a clubroom, fitness center, bike/ski repair shop, dog wash and dog park.

Stout24 Townhomes Celebrate Grand Opening

IMG_2650.jpg

Denver, CO January 24, 2018 – On January 24, 2018, architect Studio PBA, the Morrison Group, Alliance Construction and residents of the newly completed Stout24 Townhomes celebrated the Grand Opening with an open house event.  The project consists of 13 units; Seven of the units were listed at 80% AMI, while the remaining six were listed at 120% AMI.  Creating an affordable townhome option was important to developer Lynn Crist of the Morrison Group, who spent much time working with the City to select the perfect site for this infill project.

The site, located in the Curtis Park Landmark District, knits northeast downtown into a cohesive urban area. It is intended to support a mix of uses that provide a pedestrian friendly transition from the surrounding lower scale neighborhoods to the high-rise scale of downtown. In this transition is Stout24 Townhomes spread across two buildings, each 3 stories tall. Private drive aisle to access private tuck under garages in the rear of 11 of the 13 units. The homes feature tall narrow windows, offset front entries, raised porches that step down to sidewalk, and flat roofs with historic decorative parapets. The design of three-sided projecting bays breaks up the building massing along the entire Stout Street elevation. The exterior material is predominately unpainted brick construction in grey and dark brown to coordinate with surrounding buildings. It is offset with a historic blue in cementitious lap siding.

As of January 2018, all 13 units have sold.

Career Day at Goldrick Elementary School

Yesterday Studio PBA was invited to speak at Goldrick Elementary School's Career Day.  President Paul Bergner, Danyell Miller and Will Salas did a Q&A session with Mrs. Salas' fifth grade class.  The students were eager to learn about what skills and interests one might need to become an architect.  They each took turns asking questions about their experience, how they got into architecture and what they enjoy most about their job.  We had the kids do an exercise where we provided blank floor plans for the students to design their dream home and then as a team, assembled the pieces of the exterior to make the house they drew.

Aria Cohousing Community Dedication Event

Denver, CO – This past weekend in the Chaffee Park neighborhood of Denver, the Aria Cohousing community celebrated its Rededication of the motherhouse, an event marking the transformation from former convent to a recently renovated 28-unit cohousing development.  City officials, members of the Urban Ventures development team, Marycrest Convent Sisters of St. Francis, and residents of the cohousing community gathered to officially transition the building from a former convent belonging to the Sisters to the current-day residents.  The ceremony included several speakers and a ribbon joining ceremony in which residents and Sisters joined together to rededicate the home.

Aria Cohousing is a multifamily concept which actively engages homeowners in a more communal lifestyle. This 28-unit project is a renovation of the former Marycrest Convent, and forms the heart of a 17.5-acre redevelopment on the former convent site in the Chaffee Park neighborhood of northwest Denver. The new Aria neighborhood, when fully completed, will be a mixed-income, mixed use community with an emphasis on sustainability, urban agriculture and cultivating a collaborative neighborhood spirit. Studio PBA was responsible for the renovation of the convent units.

"As American cities continue an upward trajectory toward reinvestment—one catalyzed by a growing population of people favoring concentration over sprawl—we are faced with the prospect of knowing thy neighbor a little better."  Camron Bridgford, one of Denver Infill's bloggers begins.  He starts by explaining how the benefits and attributes that make the cohousing community style more and more popular.  He then gives a great history of the structure, formally owned by Sisters of the Order of St. Francis.
