Alta Pinehurst Celebrates Grand Opening

Lakewood, CO – Wednesday evening, our long-time client, Wood Partners, the Studio PBA design team, other collaborators, and residents alike celebrated the Alta Pinehurst Grand Opening. 

Alta Pinehurst is a 350-unit apartment complex located in Lakewood, Colorado. The site is almost 20 acres, near Belmar and the Pinehurst Country Club, and holds 13 residential buildings and a luxury clubhouse.  Other amenities include fitness center, cyber café and lounge, and resort style swimming pool and spa complex. Additionally, Alta Pinehurst offers a large dog park, a bike repair shop, a covered car wash area, and BBQ grill areas.

The grand opening, hosted by our developer partner Wood Partners, took place Wednesday evening on the grounds of Alta Pinehurst.    Guests were able to tour the new facilities and enjoy cocktails as the sun set over the nearby foothills.

Alta Pinehurst Apartments, located in Lakewood, Colorado is nearing completion.  The final buildings of the 13- building residential project are wrapping up and the building is move-in ready!  The 350 units offer private garages in addition to surface parking, amenities such as a luxury clubhouse, resort style swimming pool, dog park, bike repair shop, and ample grill areas, as well as impressive sweeping views of the nearby foothills.

May's Construction Recap

At Studio PBA, we have created a dedicated construction administration department. This creates a multitude of benefits for our firm. By devoting staff strictly to construction administration (CA), each project undertaken by our firm has a team member with intimate knowledge of current construction practices and methods. It allows for more attention to be paid to each project during construction, subsequently minimizing the need for change orders and troubleshooting. Having a dedicated CA team means that the lessons learned on other projects are implemented into the drawings in real time and we're able to take advantage of active learning on projects. Our firm is able to make this very seamless transition between the production department and CA department by having the production project manager involved throughout the CA process.

Summer of 2018 is poised to be a big one for our CA team.  We currently have over ten projects nearing construction completion and several more are slated to break ground this summer.  Our teams are on site almost weekly monitoring the progress of these projects, gathering great ideas, lessons learned, and photos of the progress.

 

What’s Wrapping up this Summer:

Courtyard by Marriott, DIA, Denver, Colorado
After many months of renovations, including updates to the 6-story exterior façade, 139 guest rooms, entry and lobby sequence, and the addition of a courtyard, the Courtyard by Marriott at DIA is only weeks away from final completion at the end of May 2018.

Alta Pinehurst, Lakewood, Colorado  This NGBS Green certified project which consists of 350 apartments across 13 residential buildings.  Buildings 1 and 9 are among the final structures to be completed on the site.  Final completion is estimated for the end of May 2018.

AMLI Littleton Village, Littleton, Colorado    The AMLI Littleton Village community consists of two residential buildings and one mixed used building with 9,000 SF of ground floor retail.  Featured here is an image of one of the residential buildings.  The project is slated to open its doors to residents in July of 2018.

Parkside, Riverfront Park, Denver, Colorado
Parkside, developed by Holland Partners, is nearing completion.  The exterior of the 161 unit multi-family residential project is almost wrapped up and the facility is ready for leasing, anticipating a grand opening in August 2018.

Fairfield Inn and Suites, Fort Collins, Colorado
The Fairfield Inn and Suites in Fort Collins is currently underway.  As of April, interiors are being outfitted and exterior palettes are being finalized on the building.  The project is slated to open for its first reservation holders in August 2018. 

The Kasserman, Highlands, Denver, Colorado
The 3-story Kasserman is underway, finishing up exterior work in the coming months.  Built on the angled grade characteristic of the Highlands neighborhood, the building actually features 3 stories of residential and 2 of resident parking below.  The Kasserman is projected to open September 2018.

Projects Farther out on the Horizon:

Sugarmont Apartments, Salt Lake City, Utah
The two buildings of the Sugarmont Apartments are well underway, but at various stages in construction.  The buildings are 8 stories, connected from stories 4 through 8.  Building 2 (foreground in picture below) is working through framing, while Building one is finishing up concrete pours.  This project is scheduled for completion January 2019.

Alta Pinehurst Clubhouse Update

Our newest project in Lakewood, Alta Pinehurst by Wood Partners, is open and ready for leasing.

Leases start September 15th with project completion in April 2018.

Construction Progress: Wood Partner's Alta Pinehurst

Alta Pinehurst is located on South Wadsworth in Lakewood and has been under construction for just over a year.  The project consists of 14 buildings, clubhouse and offers several amenities including a fitness center, community kitchen, bike repair shop, dog wash and conference rooms.  This community will also offer outdoor year round pool and spa for residents.  The developer on this project is Wood Partners.

Each building is in a different state of construction progress at this point.   The clubhouse has completed instillation of stone veneer and siding, interior finishes and MEP are in progress at estimated 90% completion.  The 14 residential buildings in this project range in progress from early framing  to insulation, siding and drywall instillation.

Project Progress : Alta Pinehurst

Alta Pinehurst has come a long way in the past few months.  This 19+ acre project with Wood Partners, consists of 13 multifamily buildings with private attached garages.  Located on South Wadsworth next to Pinehurst Country Club, it features a two-story clubhouse with a cyber cafe, seating & bar area as well as a fitness center.  Alta Pinehurst is due to be completed later this fall.  Check out the great aerial images we've received from Wood Partners and some more detailed pictures collected by our construction administration team.   A lot of progress on this project since our last update in October.

Friday Morning Site Tours

Studio PBA staff had a great opportunity today to visit and tour a few of our projects in construction phase thanks to our construction administration team led by Andrew Hjelmstad, Matt Baron and Brian Dunn.  

The first tour was The Wolff Company's Havana project also known as Elevate at Innova which is a garden-style apartment community consisting of 10 buildings over 8.04 acres in Centennial expected to be completed in Fall 2017.  The benefit of touring this project was the 10 different building styles, all in different phases of construction from setting up the form work for the post tensioned slab to applying interior finishes to a newly enclosed clubhouse. 

The second site toured today was AMLI Dry Creek located in the Inverness Business Park at I-25 and Dry Creek, a 257 unit multifamily project.  This development is at 50% completion and we were able to see multiple phases of construction on this wraparound apartment complex.  This building features an internal 4-story parking garage that will house 428 parking spaces.  This tour allowed us to view the finished roof air condenser units, internal roof drains and scenic mountain views.  

An additional team toured a third project, Alta Pinehurst in Lakewood.  This is a multifamily garden-style community with developer, Wood Partners consisting of 13 separate buildings and 726 units.  Construction is well underway and this project is expected to be completed next fall.

It was a great learning opportunity for the staff and a excellent way to see the progress of our projects.

The construction progress on our Alta Pinehurst project with Wood Partners is literally transforming the landscape in Lakewood near Hampden and Wadsworth.  The steeply sloping site near Pinehurst Country Club has been leveled out to create building pads, and the clubhouse and several of the residential buildings are beginning  framing.    The first units are slated for move-in June 2017.
